Our spacious Duplex is ideal for groups from up to to 7 people.

We are at 73 East 3rd Street, between 1st and 2nd Avenues, steps away from the 2nd Ave. Subway Station. From there you can be anywhere in Manhattan including Time Square, Central Park, Fifth Ave, Empire State and Chrysler Buildings, Brooklyn Bridge, Chelsea, the Fashion and Financial Districts as well another attractions in less than 10 minutes.

From JFK taxi cost $55 + tip and toll
From La Guardia $30 + tip and toll
From Newark $50 + tip and toll

Train or Bus:

New York is well served by subways and city buses, so you get get to Sanctuary using public transportation. Please do not hesitate to call us for directions.

We only do reservations of 4 nights minimum, but you can always ask if less days are needed. We can adjust depending on availability.


Check-in is at 3:00pm and check-out at 11:00am. If you arrive early, you're welcome to leave your bags in the lobby and get a bite to eat or wait and have a cup of tea until your apartment is ready. The same applies at check-out. There is a late check-in fee for arrivals past 10pm.

Cancellation Policy:

In the event of a cancellation, we ask that you please give us a two week notice in order to refund you - minus a $100 service fee. If you do cancel after that and we are not able re-book the nights you reserved, we cannot guarantee you a refund - hope it does not happen.

Charity Work

A portion of our revenue goes to fund several of our out-reach projects including our "Food for Life", feeding the hungry and homeless of the Lower East Side three days per week. Sanctuary Guest Suites - Bed & Breakfast helps us carry out this charity work and at the same time offers you a peaceful and beautiful place to stay and enjoy you visit to NYC.

We are a vegetarian and smoke-free establishment.
